One of the benefits of a career in real estate is the variety of specialties available to the practitioner. For example, one might want to stay with selling which is the largest segment; there’s also management, financing, construction, legal including title, and development. Not to be overlooked are appraising and consulting which are a necessary component of most real estate transactions.
A real estate appraisal is an estimate of value supported by market data. Therefore, the appraiser’s value is no better or worse than the accuracy of market information researched. The goal usually is to estimate market value which is the most probably price for which the appraised property will sell in a competitive market.
What makes real estate appraising exciting are the unique characteristics of real estate and challenge of making comparisons to different properties. One must have good writing skills to lead the reader to the valuation conclusions.
