Advanced Residential Applications and Case Studies
Too often, the residential appraiser can become locked in the mindset that appraisal assignments can only be completed using traditional methods learned as part of the appraiser’s basic knowledge. Advanced Residential Applications and Case Studies addresses the inevitable challenging residential appraisal assignment that you will face—either occasionally or even frequently. These assignments are often identified as properties that are complex in nature, ones for which there is a lack of ideal data, have unique improvements, or innumerable other challenging circumstances. In such cases, traditional appraisal methods may not work—or at least, not work the same way as in a commonplace appraisal assignment.
Challenging residential appraisal assignments require analyzing and interpreting market conditions as they relate to appropriate adjustments for market conditions, location, distance, physical characteristics, etc. Advanced Residential Applications and Case Studies addresses these challenges with instruction and review of case studies that demonstrate cost development, locational considerations, functional obsolescence, and data identification/quantification issues. There are several Case Study Exercises included throughout the case studies you will encounter. These exercises serve as a great tool to test your problem solving abilities in unique and difficult case studies. Advanced Residential Applications and Case Studies elevates your knowledge of challenging residential appraisal assignments and helps you to develop the expertise to recognize and address them in a competent manner.
Advanced Residential Applications and Case Studies will provide methodologies for valuing partial interests and addressing changes in market conditions, methods for forming conclusions using sound judgment and logic in supporting opinions, and valuation techniques for appraising complex properties. Your course instructor will walk you through each case study, revealing real life examples and how best to approach each assignment. This course provides invaluable learning tools for appraisers wishing to have the best arsenal when tackling challenging assignments.Show more
